If something goes wrong at your property, you need it sorted quickly and properly. Bnbly's emergency repairs service gives landlords with standard, non-serviced lets a clear process, a trusted network of contractors, and a fast response — 24 hours a day.
What counts as an Emergency
We treat the following as emergencies, responded to immediately:
Total loss of heating or hot water
Gas leaks or suspected gas safety issues
Burst pipes, significant leaks or flooding
Total loss of power or electrical faults presenting a safety risk
Security issues — broken locks, doors or windows that leave the property unsecured
Any issue posing an immediate risk to the property or its occupants
Non-urgent repairs are logged and scheduled separately, so emergency response stays fast for the issues that actually can’t wait.
How to report an Emergency
Emergencies can be reported by phone, email or WhatsApp, at any time, day or night.

Who Carries Out the Work?
Repairs are carried out by our own in-house Bnbly team, so you're not relying on third parties or waiting on a contractor's availability. The exception is boiler and gas issues, which are handled by our vetted, Gas Safe registered engineers, as required by law.
Costs
If your property is on Full Management, basic repairs are included as standard — no extra bill, no surprises. If you run a non-serviced accommodation and aren't on Full Management, you can still access our emergency repairs service — choose between pay-as-you-go (pay only when you need us) or a fixed monthly fee for ongoing cover. Either way, costs are always confirmed with you before any work goes ahead.
